We work on custom homes and cottage retreats in Marmora and the surrounding Hastings County area. New builds from the ground up, full renovations, heritage restorations, additions, and everything down to the millwork. Every project is handled by a Red Seal certified crew design, build, and project management without the handoff.

  • New construction from the ground up. Every floor plan, material choice, and finish is custom to your project, there are no standard packages. We design and build in-house, so the same team that draws the plans is the team that builds it.

  • Full renovations, heritage restorations, basement finishing, kitchen and bathroom overhauls, and additions. We've worked on homes, retail spaces, and offices across Hastings County. The standard is the same whether it's a single room or a full-floor addition.

  • We handle design, architectural consulting, permits, and site management ourselves. One point of contact from the first meeting to the final walk through. When something comes up mid-build, and it will, it gets resolved by the same team that designed it.

  • Sustainable building is worked into the design from the start, not bolted on at the end. We account for energy performance and site impact at the planning stage, not as an add-on once the frame is up. A home that runs efficiently costs less to live in year over year.

  • Custom cabinetry built to fit the room. Interior trim and finish carpentry done by the same crew that framed the structure. Bespoke woodwork designed as part of the home, not sourced from a catalogue after the fact. Most builders subcontract this. We don't.

  • We strip the stress out of complex builds by acting as your single point of contact from your initial sketch to final occupancy inspections. Our team handles your municipal permit paperwork, maps out your site logistics, and organizes vetted local trades to keep construction timelines completely transparent.

FROM FIRST CALL TO FINAL WALKTHROUGH

Every custom home and major renovation in Ontario moves through the same sequence of stages. Understanding them before you hire means fewer surprises once the work starts.

Free consultation

The first conversation costs nothing. We meet to understand what you're building, where the site is, and when you want to start. We also flag anything that affects scope early; site constraints, zoning requirements, conservation authority approvals if you're building near water, or budget realities that change what's achievable. Both sides should know what they're getting into before anything is agreed.

Design and documentation

Once we've agreed to proceed, we develop the architectural drawings and floor plans in-house. You review and revise until the design is what you want. Materials, finishes, and fixtures are selected at this

stage, before construction starts, not partway through it. Decisions made early cost nothing. Decisions changed mid-build cost time and money.

Permits and pre-construction

We prepare and submit all permit applications to the relevant municipal authority under the Ontario Building Code. In rural Hastings County, permit review typically runs four to eight weeks for a standard application. Depending on the site, this may also include septic permits, well permits, entrance permits, and conservation authority approvals for properties near water or wetlands. We manage all of it. While permits are under review, we confirm the build schedule, lock in material orders, and prepare the site.

Construction

Our Red Seal certified crew takes the project from ground-breaking through framing, mechanical rough-ins, insulation, drywall, and all finishing work. Municipal inspectors sign off at each required stage under the Ontario Building Code; footings, framing, rough plumbing and electrical, insulation, and per-drywall. A standard new build runs 12 to 18 months from permit issuance to occupancy, depending on size and complexity. We manage the schedule and communicate progress throughout.

Final inspection and handover

Once construction is complete, the project undergoes municipal inspection for the occupancy permit. This is required by Ontario law before the home can be occupied. We walk the finished space with you to review and address any deficiencies. You receive all permit close-out documentation, mechanical system manuals, and warranty information before we hand over the keys. The job is done when you're satisfied with it.

Where we work

Borrelli Crafters is based in Marmora, Ontario. We take on projects within a 100km radius. A broad stretch of Hastings County and the surrounding region, from waterfront cottage lots to rural residential properties to in-town renovations.

Every person on our team holds a Red Seal certification in carpentry. It is Canada's national standard for skilled trades, administered by Employment and Social Development Canada. It requires documented field experience and a nationally standardized exam. It is not a company-issued credential; it is a federal one.

 

On your project, that means the structural work is done by people who have been examined on structural work. The finish carpentry is done by people who have been tested on finish carpentry. The standard applies to every person on site, not just the person who signed the contract.
